HVAC systems are among the most expensive and critical assets in a facility, and also the quietest when they start to fail. A clogged filter, a refrigerant leak or a blocked condensate tray does not stop the equipment straight away — it wears it down until it becomes a major failure, a spiralling energy bill, or a health problem such as legionella in the cooling towers.
Routine inspection is what separates a real preventive maintenance plan from one that only exists on paper. Maintenance of these systems is also usually tied to service contracts and manufacturer warranties that require records of the checks. Without evidence, the warranty is lost and there is no way to justify the spend to the client or the building committee.
