When building management outsources a job — lifts, fire extinguishers, pumps, painting, works — the risk does not disappear, it changes hands. If the contractor comes in without accreditation, without PPE or without a work permit, and an accident happens, liability can fall on the client company. And if the work is signed off without checking, the problems appear later, once the supplier has gone.
This is regulated: subcontracting law requires the principal to monitor its contractors’ employment and social security compliance, and to guarantee safe conditions. The labour authority’s compliance certificate, the risk briefing and the work permits are not bureaucracy — they are what protects the management company from joint liability and fines.
